It's a great location and clean enough, but seems like it hasn't been renovated since the 70's. Considering the price, I expect a nicer room. I know Newport is super expensive in the summer, but I expect some polish when I pay that much for a room. It's a small room with a window unit AC. Ants were coming in around the window unit and crawling on the desk. There's a tiny, very old bathroom that is clean but dingy looking from the age. The carpet had various stains. The wallpaper in the bathroom was pealing with mildew stains. The non-skid mat in the tub was dingy and peeling up. Overall I was comfortable. The location is right in the middle of the action and surprisingly not loud even though I had a street level room. Parking is available at a nearby public lot.

This is a prime location, close to all downtown destinations including Bowen's Wharf, Brick Alley Pub, Newport blues cafe, etc... Our window did look directly into the second floor of Busker's Pub/bar. Luckily we were there in December and it wasn't at it's peak tourist time. otherwise it might have felt like the bar patrons were sharing our tiny room with us. The only real complaint was the noise level. People in the hall sound like they are in your room. And they picked up the trash at 6:30am on Sunday morning – as you can imagine this was very quiet process. (Note heavy sarcasm) Definitely not a place for kids.
