The property is located on a high affluent area in a walking distance from most of the city landmarks. There is plenty of public transportation to serve the visitor. Negative points: the rooms are extremely noisy, there is no soundproofing which is a shame. Sound proof windows could be installed rather than provide useless ear plugs. The check in was frustrating as the manager claimed codes for the door were provided through email. It clearly did not happen and I had to make an international phone to get them. The staff is available during limited hours of the day 9 to 4pm. If the proposal was to function as air bnb type, the supplies provide are mediocre to say the least. Cutlery, condiments are of low quality and in limited amounts. Not sure why this property is listed as 4-star seems u realistic and misleading. If you are looking for parties, you have no kids.

Amazing location in center of Edinburgh old town, easy walk anywhere in the city. Unit was modern and nicely appointed but a bit noisy due to location on South Bridge and near Cannon Gate bars, but we enjoyed the energy of the town. Better for young adults than families with kids.

Great location if you want to be right in the middle of all the hustle and bustle. Staff is accessible and helpful. Clean. Harder to find lodging for larger families in the city. It does sleep six. It is essentially an attic converted into a living space. Low slanted ceilings. It is very hot and you must have windows open and fans. It is also very noisy, they left earplugs on the night tables. The fans do help some. The kitchen is not well equipped for cooking, but you can easily have breakfast The front door is right next to a bus stop so it is always very crowded.

The apartment was clean and modern and perfect for what we needed as a family of 4, however it is clearly situated right next to a nightclub and the noise was unbearable! From about 11pm till 4am we could hear music and so many people in the street, obviously drunk and singing and shouting at the top of their voices! This was so loud inside the apartment (possibly because the external part of the sash window was purposely jammed open) to top this off there was a couple in the corridor of the apartments arguing at the top of their voices for a few hours around the same time! As there is no reception no one did anything about this and it was actually quite intimidating (especially for the children) as the man was banging and smashing things. Is there CCTV? Could no one see what was going on to send someone to do something about it?

Superb location. Very noisy, but it was Fringe Festival, so that is to be expected. The provided earplugs and fan were welcome additions and really helped!
The keys did not work in the lock the first day, but the owner kindly came and got that fixed for us as soon as possible, as well as leaving umbrellas at our request should we need them. I got fast responses whenever I contacted anyone, and this was very much appreciated!
The flat was small for a family of four, but workable and the great location more than made up for that. The main bedroom bed was very comfortable, but the sofa bed had some quirks that we needed to sleep "around". The restaurant downstairs is really nice and welcoming. The flat was very clean, outside, hallways and inside and we couldn't hear any other tenants. The bathroom could use a little better ventilation.
I would recommend this stay and would stay again. Thank you for hosting my family during a busy and entertaining time in Edinburgh!

Truly horrible experience. When we arrived, we were shocked at how high the stairs to the room actually were. It was up endless stairs at the very top. If you have any heavy luggage forget it. When I contacted them to explain staying there was impossible, they refused a partial refund on four nights even though we booked another hotel. Keep in mind this was during the Taylor swift concert when every room in the ENTIRE city was booked solid and they could have rebooked at a huge profit immediately. They were rude and responded with broken English. As an aside and not part of my real issue, I looked at the room and it was cheap. The paint looked like my kids did it and the couch was stained and grimy. The beds were comically thin and it was in the attic garret and I couldn't stand in places. Much smaller than the pictures. Better for college kids than for a family. The tea on offer was tetley, just saying. Anyway, cheap, greedy, unsympathetic, and generally unpleasant. I thought the location was fine, but I teenage daughters felt unsafe because the entrance was directly behind a busy local bus stop.
