CON: The room I stayed in was the saddest hotel room I have ever stayed in. DO NOT book the Junior Double Room. I was in Room 305 and besides the dingy view of the alley, there was not a single piece of art hanging or any decor. It looks like where a rich family would put their traveling butler or nanny. Additionally, the AC leaked so much water that I slipped more than once and it's right over the doorway to the bathroom. Lastly, there was a long dark hair on the shower tub and an even longer one rolled up in the anti-slip mat. How many other people were in here shedding before I checked in? Very gross. PROS: Great location and near everything you will want to do in Edinburgh including the train station. Mattress felt very old and almost hollow, but it and the pillows did the job. The AC worked very well and the exterior/common areas of the hotel are well kept. Lugging your bags up the steps to get to the front desk plus the tiny elevator were very inconvenient, but that's what you get when staying in such old buildings. Had some issues at the restaurant but they took care of that, and the staff was overall quite pleasant. I would stay here again only if there was a nicer room available. I prefer classic, traditional places with a lot of history, which this hotel certainly has. Not for someone looking for a modern hotel with modern conveniences. They say their rooms and the hotel "reflect the vibrant merger of Victorian charm and modern comfort" but not in Room 305!!!

Images do not correspond with reality. It is somewhat clean but the room assigned too me, a junior double, was like a closet in a corner, super dark and with really old and very unkept furniture. Only positive thing is it’s location.

Its a lovely hotel, breakfast is excellent and the small bar is cozy and well stocked. It is not a hotel for people with babies or prams as there is no lift on the ground floor but the hotel does state this. Only really complaint is that the floorboards in the rooms above us were so squeeky you could hear the occupant walking all over the room. This was quite annoying especially at night. Also there are lovely sash windows but this means the noise from Princess Street can be quite loud. But overal a good hotel.

Loved this hotel—it’s historic so please do not expect wild amenities. The breakfast buffet was classic Scotland and traditional—and free! The rooms are comfy, the bathrooms are nice. The beds are of incredibly cloudiness—slept like a whittle baby. We had a corner room so we could see the hustle and bustle of Princes’ Street. It’s accessible via the tram straight from the airport. I cannot wait to visit again. Had a great time!

Two rooms therefore two opinions. Top floor family room was huge with beautiful views. Listened to music from the street. View of the street, the castle, the gardens, view, view, view. Good cookies/biscuits in the room. Easy access to everything Edinburgh has to offer which is magical. Second floor room, no view, small room, but mostly quiet, except the thin walls with disrespectful late arrivals. Breakfast was a good offer and provided cooked to order eggs upon request. Friendly staff.
