First of all, I've been to Japan 4 times. This is the 8th hotel I've stayed in, while in Japan. This hotel is nicely situated, very quiet area, considering it's near busy Tsukiji and Ginza. Train station is at least a 10-minute walk. But if you like walking, it’s a great area to walk leisurely, with a lot of interesting places to see along the way to and from the station and hotel. Taxi cabs are abundant, will cost you 500 yen for a drop off at the nearest train station. A few convenience stores (7eleven, lawson, family mart) are situated near the hotel.
Check-in was done fast. Friendly staff and very helpful. Staff speaks good English, a big plus. We booked the Family Twin Room for 6 nights. Room is a good size room for 4 people. It has a separate toilet (a must for a family of 4). Room has a closet with door. Other smaller rooms only has hooks on wall. The refrigerator is too small, smaller than the usual personal size. Cannot fit more than 4 regular size water bottles. The pillows are really small, half the size of the standard pillows. There were throw pillows added, which I think are useless for sleeping. Shampoo, conditioner and body wash are disappointing, not good quality. They lack that wonderful smell I was expecting based on my experience staying in Japan hotels.

Quite & safe neighborhood, closer to everything. A lot of food options nearby. I love the pillow & firm bed, we didn't have neck problem after 8 nights of stay. Especially the bath & bathroom separate decide that's much easier for the family.

We love KOKO Hotel. It is clean, comfortable and cute. We travel as a family of 4, and we were able to book 1 room. We had breakfast included with our stay, and we enjoyed it every morning. It is walking distance to numerous train stations, a huge mall, numerous dining options, and convenient stores. Despite all the above items, KOKO Hotel is on a quiet street, which we think is very cute, and lovely.

The room is small for family. The location is excellent. It is 4 minutes walk to the Tsukiji Outer Market and 15 minutes to Ginza shopping district or take the subway from H11 to H09. Also, many good restaurants and markets are nearby. Hotel offers lots of free amenities. Overall, great place to stay.

The room was so affordable that I was slightly concerned the hotel would turn out to be a mistake, but I was happy to be proven wrong. Room was spacious (for Tokyo), I've stayed in much smaller rooms in NYC for more money. Separate toilet and shower/sink were great for a family, all the amenities were of high quality and worked wonderfully. Bed was a bit on the hard side, but this appears to be universal across Japan, so can't really complain too much. Location was great, two subway stations and lines within brief walking distance, plenty of restaurants nearby and konbinis everywhere, of course. Quiet at night. Only hiccup is we could have used an additional pillow and when we asked for one, the employee disappeared into a stock room and came out saying there were no extra pillows available—that was weird. Would recommend.

The hotel was clean and had everything we needed. The breakfast was excellent, especially during earlier/quieter times. Location was alright. Walking to and from the station was fine, and if really tired at night, taxis were available. If within 10 minutes driving time, the fare is comparable to taking the train for our family of 4.

Staff were very accommodating at check-in, and later allowed me to upgrade to a much nicer and practical "family" sized room for a fair price.
The deluxe "king bed" room has little to no space to move around the room itself. 14m is ridiculous/too small to hold a king-sized bed. Furthermore, the bed is not an actual king bed, it's two twins on a king box spring, which is a major discomfort because you can't get anywhere near the middle of the bed if you're with someone. Simple solution; put a queen bed in there and be done with it, then we can sleep comfortably, while also having a decent space to move around the room. As it stands, if you have a full suitcase you're in for an unpleasant surprise - there's no place to put it. By the way, there are no drawers in this room for clothing, and depth of shelving does not allow for practical stacking of cloths.
"Thin" towels for a hotel at $300 a night.

Family of 4, we grabbed a family room... that was perfect! Nice furo and wet room for bathing. Ample space to move around. Super happy with our stay.
