We knew our room would be on the small side as we were travelling as a family of four. The staff were very friendly and the location was great. The breakfast was fine, but not as varied as we would have liked.

This property is in a nice quieter area of Kyoto, about 1 block, 2-3min walk, from a subway station. There is a convenience store and small grocery store a couple doors down as well. Unfortunately, there aren't that many restaurants nearby, but since it's close to a subway station, you can easily get to areas with more restaurants.
It's very well kept, pretty modern, and the staff are extremely helpful and friendly. As mentioned by other reviews, and as expected with Japan in general, the rooms are on the small side. The room we were in is just large enough for 2 adults and maybe one child on a fold out bed. We are a family of 2 adults and 2 children, so they added one more bed to the room on top of that. While this room technically can be made for a family of 4, it was quite cramped. We made it work, and chances are you won't be staying in the room the majority of the day anyway... this is just a heads up for families of 4.
The restaurant and buffet breakfast is not bad. I wouldn't hesitate to pay for it if you want sometime convenient and quick before heading out for activities in the morning. The dining area is a little small so best to go earlier than later if you want a table. The variety of food is limited by the size of the area as well, but they do a good job with what they have. I probably wouldn't pre-pay for breakfast everyday if that were an option when booking.
Overall our 3 night stay was very enjoyable and would stay again in the future.

Absolutely amazing hotel, particularly for families. The rooms are very large by Japanese standards and very comfortable. Great beds and pillows also. Great location, very close to the Imperial Palace, Nijo Palace and a twenty minute walk to Nishiki market and the main shopping strip. Highly recommended!

My friends and I enjoyed our stay with easy access to all the conveniences of the city, especially public transportation. We had 4 people in the “family” room. It’s a tight squeeze with luggage but we didn’t spend much time in the room so it was ok! Staff was very friendly and helpful, with many staff members speaking English and everyone being super patient with us if they did not.

Hotel looks very nice, great presentation and clean, close to shops and subway line. Walking distance to nishiki markets and castles.
Room was a bit cramped for a family of four but it was good for each one of us to have our own bed. Rooms were clean and tidy with everything we needed.
Breakfast buffet had good variety of Japanese and western choices.

We booked a family room here after some confusion over room occupancy on a previous (now cancelled) booking). A family room is nothing more than a hotel room with most of the spare floor space occupied by extra beds so it was pretty cramped.
Aside from that, the bathroom facilities were typically high quality you would expect in Japan. The staff were generally helpful. There appeared to be a decent breakfast buffet but we didn't use that option.
The hotel is a short walk from the Marutamachi station on the Karasuma Line of Kyoto Subway. Note that this line is not covered by JR Pass.
There's a Kyoto Coop small supermarket and the usual Family Mart only metres away so very convenient for a quick bite to eat.
If you don't mind a bit of walking then you can walk to the main Kyoto shopping area and Nishiki markets. The Imperial Place is also not too far.
