The cleanliness of the floors was abysmal, with a clear lack of proper cleaning. The staff consistently failed to fulfill their promises, citing worker shortages as an excuse. Requests had to be repeated numerous times before any action was taken. The shower area was particularly distressing for my family, as the numerous transparent windows and reflective surfaces created a disturbing feeling of being watched, raising concerns about potential hidden cameras. The placement of these windows allowed unsettling views directly into the main shower area. Although the proximity to Xcaret is advantageous, the location is far from ideal for visiting Playa de Carmen. I strongly advise against staying here and recommend seeking alternative accommodations.

It was amazing stay. Very peaceful and relaxing. Service attention was good. Breakfast is included with the stay that makes it convenient when you have kids. Yes, I will stay again.

We stayed for 7 days. The room we accidentally got has no microwave and refrigerator. We move to another room with the microwave, refrigerator, and an electric stove. The tv didn’t work the swap tv, the down stairs toilet did flush properly, the stove keep having error messages so it did t work, the upstairs bedroom was really warm with the old unit of A/C. My room didn’t get clean for three days because my kids didn’t want to leave the room. But I got what I paid for. It is not an all inclusive resort. I get it. My fault. I would not refer them based on my experience. The convenience of driving is horrible. I had to drive at least 7 min to turn around and go into playa del Carmen.

It was amazing , my kids love it and my husband loved the pool. Everyone one was very friendly and made you feel welcome. The hotel is in a very good location, you have the mall and restaurants near you.

This hotel is not in the town of playa Del Carmen it’s a little ways out, you need a vehicle or a taxi to get to town. The girl at the front desk was not friendly at all, and seemed annoyed every time I asked her a question, the pool water seemed murky, and the hotel is also on a really busy main road so you can hear all the traffic while you’re at the pool. The restaurant staff were friendly however the food was not the greatest our hamburgers were under cooked, and since we were not close to any other restaurants we had no choice but to get food at the hotel. We were going to stay 3 days, but only lasted a few hours. I cannot rate the rooms as I did not see them, we were travelling with 3 kids who were tired, but the girl at the front desk said we couldn’t check in early so we had to wait around there for 4 hours, but that is completely my fault it’s standard that check in is at 3 pm for any hotel but also most hotels make an effort to do an early check in. I am a frequent traveller and had never experienced such horrible customer service.

Room was very spacious, nice kitchen, wished it had a small couch or a seating area though. We were a family of 5 and often had to standnd around the island while having a drink or a snack. Nice little terrace with table and benches with a ceiling fan, perfect to sit down and have a meal outside. Staff was very attentive and helpful. Breakfast was included and it was just ok, not much of a variety. Pool was nice, but not enough loungers or umbrellas, didn't like the fact that people go just for the day, I guess they go eat at the restaurant and they are allowed to use the swimming pool, there were many families during the weekend, git very loud and very hard to find a space to ñinhe around the pool. Hotel itself needs some work, looks like it has seen better times. Overall it was a pleasant experience, perfect for people that will be on the go most of the day, about 15 minute from Playa del Carmen and 40 minutes to Tulum.

Great location if you are planning to spend time at Xcaret parks; Casa Kaoba was perfect for family and kids. The hotel staff was so kind and welcoming; we really had a great experience! Thx

Great place to stay with family. Great cleanliness, family friendly, nice property. Very close to activity places such as XCARET, etc. My kids really enjoyed pool and breakfast area.

Inside the property it was clean and the employees worked to keep the place clean. The staff was polite, but not able to fix any issue. The front desk people were constantly like, "I am sorry, but can't help". The food was very boring at breakfast. It was the same thing everyday and was very bland. Something you could eat if you were starving, but not somehting you would want to eat. I also paid to have food there when I arrived. It took a long time and was also bland. Overall, I would not recommend the restaurant. The hotel has NO HOT WATER. When I notified the front desk they sent the bellboy over to check it and he said to just run the facuet and it might get hot. He let it run for over 20 minutes and it just only got barely warm. Showering in cold water was not enjoyable. They never got it fixed. The wifi is absolutely terrible. The location is somewhat isolated so I rented a car as taxi service was spotty. They gave me tickets for pool/beach towels. When I went to get a towel they didn't have any. They told me to come back which I did. They finally gave me two towel despite needing one for the entire family. You are expected to keep the towel the whole time. When I asked to trade it in and get a clean one they said they didn't have any. It was pretty ridicilous since you are getting wet and sandy. We never even got one for everyone despite being there over five days. We had to hang them in the room and share them. I would not really recommend overall. 4/10

This property robbed me of american dollars they charged 17 exchange rate instead of 19.53, they also charged me personally 510 because there was a glitch in tbiee system saying i booked 8 rooms when i i only booked 4 rooms for 7 people we only had 4 adults and 3 children. Also ther was a scorpien in my room i have a picture also ants and bugs all over the pool in my room wasnt clean and the room smelled and when they cleaned the left the dirt on the floor
